I have looked through the forum history and did not see any recent posts on property management referrals. I've tried contacting four of the higher rated PM agencies on Yelp (2 never returned my calls) and I haven't been overjoyed with my experiences. While I can take care of the property management on my own I think it's something I would much prefer to offload.
My hope is that some of you may have some solid referrals for Spokane, WA that you'd be willing to share! If you have someone you currently utilize or have worked with in the past that you had a good experience with I hope to hear from you.
I ended up talking with a few property management companies before ultimately signing on with Homeland Property Management. It’s a smaller group but they made good suggestions for the scope of the renovation, did a great job of communicating prospect interest and ultimately got the property leased and occupied in the middle of this pandemic. So far I’ve been really happy with their service and responsiveness. Hope this helps and good luck!

For investor/owners, I offer personal and quick service. As you have experienced, trying to get personal service (or a return phone call!) from a property management company can be difficult. I recently became a fan of Red Rock Property Management in Liberty Lake. They do not manage any property for me because I am a property manager myself but I recently inherited some great tenants from them who loved them and spoke well at least from the tenant side of things. when I called to talk to them, they actually answer and talked to me a while about how business was and how things were going during our Covid event. They even gave me specific details about the tenant. Not just “yes they pay on time”
Try them out if you have not already.
From what I've heard, Guenther is the best from an owner perspective, but they haven't taken on new clients since COVID. There are some upstarts like LT that could be promising. A lot of the old school property managers in the city don't seem to be worth using, as I'm sure you've found out.
