So as a beginner with very little downpayment for an investment to flip. I was hoping to learn more about this investing by 1st maybe doing 10 paper deals to also grow my personal capital and if one or two look too good then I would try flip them. Hopefully being able to get hard money from banks to finance me on the deal and not my personal credit score not much of a buy and hold fan but from your experiences what advice can you offer to me?

Here's the thing wholesaling will require money for marketing (unless you plan on doing it yourself) also wholesaling is possible in any market so there is no excuse for why wholesaling doesn't work in any market because you are offering investors value and there is always a market for that.
