I am super new to real estate investing and am looking for my first rental property in the Edmonton area,I was curious to see if anyone has any recommendations on any realtors who have experience with helping investors in the area. Also would love to hear any tips anyone may have about real estate investing in Edmonton or surrounding area such as best investment methods for the area to property types to look for.

As for types of investments that depends what you're looking for. You can get into a nicely renovated suited SFH for around 420-450k and cash flow about $600/mth. You could do a 4plex and house hack. You could BRRRR. You can flip. It really depends what you're goals are.

@Brennen Driedger  I agree with Paul. Talk to someone at mogul. They sometimes have 4 plexs with really good cashflow. Whats your current living situation? If i coulD id go put down 5% on a 4plex and live there for A bit then maybe try and do it again aha.
