John Alexander - Inverse Purchase

This course was touched upon in another forum a few months ago and seemed to be riddled with folks just trying to pump it up and encourage JV options. I just came across it myself and had some questions/thoughts.

The general method seems to make sense - contract with motivated buyers a below market price and flip for appraised value offering not readily available financing for subprime borrowers. If that is the jist of it, I would think a course would not be necessary - just the marketing know how and resources in the subprime lender arena.

Am I over simplifying this? The 'system' does not seem to be much unlike the wholesalers I buy (or used ot buy) below market from - however, this ads the value of marketing specifically to the subprime market and having the resources in place for them as well.

I've been a career investor (in Arizona) for over three years and I've always been anti-guru seminar, cd's etc - although I have gotten some good value out of a few books - so I might be biased.

Your thoughts are appreciated.
