Cash Flow Positive Apartments

Hello DMV investors,

I'm seeking a cash flow positive investment in the DMV area.  I've been running numbers through a home-built calculator and it's difficult to find anything that will cash flow immediately, in my current price range.

Anyone find locations / apartment buildings in the DMV that might immediately cash flow?
