Suffolk County: Team looking for additional development partners

I fairly positive this post is within the rules as it is not an advertisement, I'm just asking is if anybody here wants to work together on some projects, but I apologize in advance if it breaks any rules.

To start off, I currently work as a planner in one of the municipalities in the Suffolk County area. I love my job, but recently I have been strategizing on how to parlay my career into something bigger. I want to actually start developing property instead of just watching others do it from the sidelines. So a few weeks ago, a good friend of mine that I have not seen in a long time calls me over to his house. After some catching up, it turns out that he is also looking to get into real estate. He is already a licensed real estate salesperson in New York, he helps his father manage a few of his properties, and he has even helped his father develop a Family Dollar. The only problem is that he does not own any of these properties, except for a deli and a small strip center which does not generate any meaningful amount of rent. Long story short: we are both short on liquid, but what we lack in start-up funds we make up for in being in the unique positions we are in. I have inside knowledge on navigating the permitting and approvals process, I have immediate access to a sizeable network of Long Island real estate related professionals because of my work, I have some experience in design and real estate law, and I have a master’s degree in real estate development from Clemson. My friend, on the other hand, is in the opposite situation; as soon as he graduated high school, he hit the ground running with his father’s properties and as a result, already has a decent amount of hands-on knowledge and experience of the development process. Plus, for a short time he was doing brokerage-related work. So because our skills complement each other’s, we have decided to team up and start our careers in commercial real estate. And I know it is a stretch coming onto a forum (trust me, we are looking everywhere and trying everything) but we are looking for any potential equity partners in the Long Island area that would want to go in with us on a few projects that we already have lined up. All my colleague and I are looking for is for the right person to position us for our first deals, and in turn, we promise to work our asses off and put in all the sweat equity needed to achieve successful outcomes. TL;DR, My friend and I are in a prime position (skill-wise but not financially) to start our careers in real estate. We suspect that there’s at least one person here that might be a good candidate for an equity partner to go in on some deals with.
