Raw Land Off Market Mailers

I have attempted to try to hire a couple of individuals to help with direct mail, SMS, or other types of campaigns for off-market raw land-only deals. 

Does anyone have any recommendations or had success for finding off-market raw land?

Do you need help with the data side, or the mailing side? I work with a handful of investors marketing to undeveloped land owners

1. Property criteria (size, cost, zone, buildable, etc)

2. Geography (city, town, county)

3. Marketing Strategy (Letters + Postcards, texting, social ads, etc)

Recommendations for "hire a couple of individuals to help with direct mail, SMS, or other types of campaigns for off-market raw land-only"

We've used virtual assistants and it has helped out a lot. There is a ramp up time to teach people what they should be doing and what they should be saying on the phones once the leads start coming in. Since I focus a lot on SMS & PPC campaigns, what seems to work best is to video record exactly what you need them to do and have them execute. Just follow up on their work from time to time. This will bring in leads.

To close the leads under a contract, it always comes down to someone on the phone and state side. Someone who can communicate and build the relationship with the seller. It's the most critical part, take ownership here.

Other things that come to mind:
* Daily Standup - 10-15 minutes to double check how they are doing
* Slack - communicate often, I use my phone a lot since I might be on the move
* Don't assign critical tasks like closing
* Tasking sheets - assignments that you can follow up with. Don't just give work verbally

Hey @Tyler Kidd. If I were you, I would pull a list of all the vacant land in the particular county/area that you are targeting. Once you've done that, then I would focus on finding a va or a mailhouse to handle your marketing. I see your location is Gulfport, MS.. I'm from Madison, Ms but am currently living in Pensacola. Are you going to be targeting Harrison county?
