Motivated seller, nightmare tenant

Hey BP's

I would like to get your input on the following: 

So I have a seller, currently working/living in a different state who owns a SFH in the state I wholesale in. I have his permission to view the inside of the house prior to making him an offer. He have me his tenant's cell # so I could call her and make arrangements to tour the inside. He also warned me that she is "crazy". Seller is foreign-born and I thought he used that word casually.

I contacted the renter and she has broken viewing appointments 3 times and now she is not answering her cell or responding to texts. I have reported this to the seller who has no immediate plans to returning to the state. I need to add that he is selling FSBO.

Since I'm a wholesaler, I can see this situation playing out to my advantage to where I have a super motivated seller driven to his wits end by a crazy tenant. 

I have kept him informed of all broken appointments and last I spoke with him he said she brought him the rental lease,had him sign it and then she changed the term to 3 years!

Please advise how I should get tenant to let me view the house.
