Can anyone recommend an online tenant screening website?
There are so many to choose from (here are just some I found after a quick search, and my head is spinning from all the options):
I started using mysmartmove, its easy (UI is good), direct (tenants email address) and simple (payee options) to use. Gives you the information you need and you can also send separate applications per unit.
we use smart move, no complaints. try one and see how you like it. you can always change.
Does it mean that the credit report is from TransUnion? I am asking because I got my three credit reports yesterday and there was a report on Experian that did not show up on the reports from TransUnion and Equifax.
I use, and like, mysmartmove as well. It is from TransUnion. The reports from the major three credit companies can vary.
I've used mysmartmove.com for years with good results
I like Tenantbackgroundsearch.com over mysmartmove.com. I got the same results from each of them. I liked the graphic format from tenantbackgroundsearch.com better which made it a lot easier to read and follow. I also provide this information back to the renter as they paid for the product.
I have been using smartmove for years, works for me. Tenant pays online and you receive the credit report and recommendation.
question about SmartMove -- was surprised to see a prospective tenant recommended as "Accept" with credit score 591 and lots of slow pay or items that indicated they were settled at a loss to lender. His net income exceeds the 3x after deductions and garnishments. Did not include wife on the credit check ( although we know she works but is on maternity leave.) looks like a couple on a good 3 year trend in job progression but very rough past ( divorce, child support and some bad debt.) how much deeper do we dig ? they want a two year lease. Our rental is at top end price for neighborhood.

Not including all occupants of legal age on background checks is a mistake. I still remember the guy who wanted to leave his wife off the application, but I insisted I would not process the application without the wife since that would be an incomplete application. The wife had lots of bills in her name alone, and that were not being paid, and had been the one to declare bankruptcy alone. So that you understand why I said it's a mistake ...
Hello @Julie Moran ,
I am a representative with TransUnion SmartMove. To give you a little more information on the SmartMove recommendation – there are several factors that determine the recommendation itself including the credit score. The criteria the landlord sets for the rental property (e.g. rent to income) also contributes to the overall recommendation. If you would like more information on this specific application please feel free to send me a note through BiggerPockets. I’d be happy to look into it further. Thanks!
Hello fellow landlords, I just took two applications for a couple on a Friday. Does anyone know a screening Company that I can do a screening over the weekend with?
