Harassment, Threats, Blackmail from evicted tenant

My evicted tenant will not stop harassing me, threatening me, and trying to blackmail me

I have made some huge mistakes and I'm trying to climb out of this hole. Please help.

I moved into a 1bd apt in June 2015.

October 1 2015: 3 1/2 months left to my lease.  I received a 3 day notice because my dog was a restricted breed.  I removed the dog within the 3 days, then decided to move out so I could live with her.  I made an ad and subleased the unit it to the 2nd person that showed up.  Oral agreement for 3.5 months. Mistake #1 - improper sublease

Oct 2: Let the complaining begin.  Dirty this, dirty that, roaches here and there, etc.  I never had a problem with roaches, but now there was an army according to her. 

Oct 8: I called the leasing office to have Orkin sent to kill roaches.  Complaining continued.

Oct 20: I called leasing office a second time to send Orkin.  Complaining continued.  Dirty this, dirty that, dead roaches, everywhere, WWIII.

Oct 21: Out of courtesy I hired 2 maids to clean the unit.  She complained that they did a poor job. Sent mile-long text messages to the maid service owner harassing her and demanding the maids return.  I told the maid owner to ignore her which she did after she apologized to the tenant.

Nov 1: Rent not paid

Nov 1-4: I reminded her that rent was late and there is now a late fee. 

Nov 5: Tenant still complained of roaches. I called the Health Department and filed a complaint with them.  I also made a third appointment for Orkin for Nov 10.  She deposited only 1/2 the rent.

Nov 6: I served 3-day notice to pay or quit for remainder of rent.  Since it was an oral agreement I was told I could not charge for utilities or late fees. 

Nov 10: Orkin service arrived.  Unlawful Detainer filed through lawyer.

December 1: no rent paid

December 16: Unlawful detainer trial.  Stipulation agreement signed by both of us and the judge.  She agreed to pay $1200 and leave by Dec 31.  She paid $200 the same day, and was ordered to pay again Dec 21 and Dec 23. 

Dec 21: no payment

Dec 23: no payment

Offices closed for Christmas and weekend. 

Dec 28: I called lawyer and explained she failed to make her payments.  Default filed.

Jan 3: As of today, I am waiting for the judgement to be filed and a Sheriff lockout. 

She will not stop sending me text messages.  Miles long.  Intimidiation, threats, harassment, and she is trying to blackmail me.  "You have 24 hours to drop the eviction case before I report you to management for your illegal sublease" "You better sign this Release Form by Monday or I will take you to court"  "I talked to the neighbors and WE will see you soon.  Me and the guys upstairs" (note - the guy upstairs harassed me about my dog before I moved out and pushed me in front of my door.  I filed a police report against him and provided a copy to the leasing manager)

This woman is the devil.  She admit on Day 1 that she uses meth and sells Norco pills.  

I tried to call local police but they said there's nothing they can do since it's a civil matter and nothing has been done. 

What should I do??

Take what sounds very clearly to me to be an attempt at extortion to your attorney. Sit back, laugh, let the law do its thing. 

As I tell everyone, you aint got **** if you aint got it in writing. Its a plain as day as I can put it.

Your sublease may be a civil case but not a criminal case.  the lady sounds like a nut.  she can report you but the worst they can probably do is come after you for defaulted rent. Call your lawyer.

She's the devil and I'm not exaggerating.   I have paid all rent on time so there's zero balance between me and the apartment complex.  She owes me over $3000

I can't help but laugh out loud (but I'm not laughing at you). I feel your pain. A little unrelated but, I once dated a girl that cursed and screamed at drivers when she was the one doing the bad driving. She would also threaten lawsuits right there on the street. I needed a fast adjustment with that situation.

These are ppl that you can't figure out. Just remember harassment is a money maker. Let her talk, you act. As mentioned before, call your lawyer or do small claims court. Document everything including the texts you sent back and forth. If you have voicemail from her, make sure they do not get deleted. Transfer them to another recording device.

And oh BTW @Mike Sanders, if you still need to see her, when she's spitting venom, record her. Tell her first tho and expect the decibel to rise. This way the judge get a feel of who this person really is.

The Police lied, it is Extortion! I just had a tenant send me a letter threatening to contact the DMV, SSI and other organizations and turn my child and I in for "working" because we are both on disability. He has been stalking, harassing me and making ridiculous complaints for months so I finally gave him a 60 day no cause eviction.Well, his letter makes clear why he was stalking me. He claims to have video tapes of us "doing strenuous work" and even had the numbers off my Handicap parking permit and claims that I am "obviously able bodied and able to work. He demands we revoke the eviction in writing and agree never to raise his rent within 7 days or he is sending the videos to all these people and giving them to "other interested parties" so they can file their own complaints. He quoted laws and penalties trying to scare us. Its ridiculous. People who are disabled are allowed to work! I was actually hired by the State of Oregon to help my son become self-sufficient. Besides, my son is Autistic, which does not limit his ability to do hard work. I have never taken a dime for any of the work I do as Interim Manager, I am simply helping my elderly parents with their property management. Eventually I may take a paycheck but given I am helping out because a relative that was doing the job before me stole all their money, embezzled, lied about the work and maintenance they were doing and stole every tool they owned, there is little money to pay any wages as it is all being used it to make all the neglected repairs, maintenance and to buy tools to make them with. Anyway, I called the police and they were not sure it was a crime. I intended to send the letter to the DA if they didn't do anything, The Officer talked to her colleagues and came to get the letter. After talking to the DA they arrested the tenants for Extortion! We go to the grand jury next week. What I am wondering now is, can I evict him with a 24 hours notice for an Outrageous Act based on the Extortion attempts? Or do I have to file the stalking papers as the DA suggested?
