Eviction for lease volation

We have a renter in Houston that choose not to renew his lease in September because he was looking to buy a house in December. We have been going month to month with with rent increase since then and just figured he was having hard time buying. Well the past three months he has been late. He always pays the late fees but it is out of character for him to be late. We had someone drive buy the house and it looks terrible. Cars parked in the grass, needs mowing and trash in the yard. My wife drove to take pictures and the renter was not home but there were multiple cars in the driveway and at the curb. We suspect he bought a house and is subletting our property. My wife plans on pulling his credit to see if he has a mortgage. We plan on giving 24 hr notice Friday for inspection on Saturday and after the inspection serving them notice to vacate. 

My question is most discussions I see are evictions for non-payment. Is eviction for reasons other than non payment more challenging?
