Out of state rental
So I have an out of state rental, that I am considering doing my own property management on. I currently have a PM taking care of it but I really really don't like them, plus I wound't mind the experience for when I have more rentals. So to those of you in the same situation, how do you handle the walk through and documenting things? I want to be able to walk the property to check on the place and things like smoke detectors, or when the tenants move but I can't just drive 1600 miles whenever they decide to? What would/do you do in this situation?
