My tenant texted me today letting me know he accidentally cracked his bedroom window. He says the window is still intact and will hold up for a bit. Should I just get the window replaced and just deduct the cost from his security deposit? Or just patch it and just wait ?
Side notes: These are single plane windows that I was budgeting to replace in 2018. What's the best strategy?
Get it fixed and charge the tenant for the cost of the repair.
A security deposit is only used to cover the costs of repairs after a tenant moves out.
A single pane replacement will be a cheap fix. Get it fixed, charge him, and upgrade when you're ready.
I wouldn't want a broken pane to break more, cut him or someone else, etc.
Its a cheap fix. Go ahead and fix it. Tell the renter it will be added to his next months rent.
