I'm wondering if the returns might be greater if I offer my house furnished rather than unfurnished. Any experience out there? I can't airbnb because I am currently outside of the city's overlay.
What percentage of renters are looking for a fully furnished rental? In my market, only about 10% of all renters are looking for a fully furnished rental. If I try to rent something furnished I am effectively eliminating 90% of all renters. On top of that, most people looking for a furnished rental usually want it for less than one year.
Unless you have a significant demand, I don't see the value. You could spend $5,000 buying furniture and then struggle to find a tenant willing to pay a high enough rate to make it worth your while.
