@Robert Richardson Vegas is a very competitive market for both purchases for rehabs and for renting properties. If you have the funds to buy now, start on the for sale by owner sites like zillow, redfin, fsbo.com, forsalebyowner.com and so on. Or you can connect with an agent and they will search for properties off of the MLS for you. Depends on you and how you want to get started.

I woulda say west of MLK, north of 95 but I’ve heard decent things about the southwest valley as well, I just didn’t invest there.
