Hello Everyone! Does anyone can recommend good books on Owner Financing/Lease Options/Subject Tos.. Creative financing in general.
I'm attending a couple of seminars about working with sellers and options, and I want to start creating some deals in this particular niche, and need the education to put it all together.
I have read Linda Patton's "Investing in Real Estate with Lease Options and "Subject-To", and I thought was an excellent book. Wondering if there are any more similar or better.
Well, Leo, don't think there are any .......yet, all that you find pre-Dodd-Frank are probably like pushing a lawn mower through a mine field. Beyond Dodd-Frank, there are also new views as to predatory practices and lending, those issues don't fair well with guru stuff in financing. It's a whole new world out there so don't fall for the "this is perfectly legal" stuff.
The most current opinions are probably here on BP, just have to dig and figure out who knows what they are talking about. There are 50 states with different laws in addition to the federal laws and regulations by various agencies, before you leap, check with a good real estate-finance attorney in your area! :)

You need a good attorney for Sub2, Lease Options, Options, Master Leases, Master Lease Options, etc.
And a Good RMLO or Reg Mortgage Loan Originator, as per Dodd Frank and the CFPB

One of the best books I've ever read on options is How to Make Money With Real Estate Options by Thomas J. Lucier.
I'm currently putting a Master Lease option on a 72 unit apartment building in Detroit.

You don't need "Another" seminar. Invest your money in a mentor who is "actually doing this on a daily basis. Then invest in marketing! After that, your phone will ring. Now, all you have to do is get over the phone fear and put out some offers. If you stink up the joint in the beginning, just know that you are on the practice field.
It's super important to get the first deal done. You will have confidence and money!
