Lease Option with Listed Property; Negotiating with Realtor

Hey there everyone! I often receive calls from people who are looking to sell their home, but their house is listed with a realtor. Their property usually doesn't need any repairs and they're looking for retail value for their home. I want to be able to make them an offer for their house but it's a challenge for me when the realtor is involved. My questions are:

  1. How can I make a Lease Option offer to a realtor without them getting upset and giving me a rather rude lecture as to why this can't be done? (This actually happened.)
  2. How do you negotiate commissions?
  3. How do you not look like a sleazy investor looking to sublease the property to a third party?
