I think they are a must-know strategy for every investor, particularly for a new investor looking to get his/her first deal and looking to grow into this business. I don't know where you're located, but if "there are a lot of homes for sale right now" there's a good chance there are some sellers who need a Plan B to move on. Also, regardless of someone's local market, we can do deals virtually these days and go into markets that are more investor friendly. In other words, stagnating sales numbers, increasing inventory, flat or declining values. All of that creates anxiety for sellers and opportunities for you.
