I have an investment property in NJ that I am ready to sell. There is currently a tenant residing in the unit until the end of February.
I want to first see if the tenant is interested in purchasing the property from me. What is a good way to approach him about this?

Quite literally ask. You don't even have to commit to the sale, in the event that you are worried about them moving out...something along the lines of "hey would you ever be interested in buying?" Be prepared for discussions about hold-back, but they are your most likely buyer. Good luck!
