Did you have BAH when you started buying, or did you go without?

Whether it's married enlisted, single officers w/ BAH, or "married" (you know what I'm talking about), did you start buying property before or after receiving BAH?

I'll start. 

I bought my first home in 2008 not intending to be an investor. I was 21 and knew that the market was at a deep bottom and bought a home in Escondido (N. San Diego County). I was married, and used that income to qualify for the monthly payment. I eventually moved away but kept the departing residence as a rental to a couple in the Navy that stayed there for a few years. I eventually sold it (regretfully) and made a nice chunk of change, but wish I kept it due to the obvious tax and monthly income advantages. I was young and did not know what I was doing - you live and learn.

At the time, I was an E3 and don't think I could have swung a monthly payment without the BAH. And I certainly did not have the cash for conventional financing.
