Hacking Cabinets (using flex seal)

I've been called cheap by most of the people in my family. But when they say cheap...all I hear is smart. I love getting the most value out of my money.  So, when I hear other landlords say they use all wood cabinets so it could withstand water leaks...I say that's crazy. The only cabinet that would see water would be the bottom of the base cabinet under the sink. These cabinets become damage after a water leak occurs and the tenant doesn't say anything until months after the leak.

The Fix:

I spray flex seal (rubber in a spray can) inside every cabinet with a water line inside; this will protect particle board "wood" base from negligent tenants. 

There's no need to spend extra money on all wood cabinets.
