Becoming A Home Inspector - Worth It?

Hello and Merry Christmas BP! Is it worth getting a home inspection license? Can you do an official home inspection on a property you wish to buy? Or is it just good to have to do a quick once-over?

replied about 3 years agothat would be a conflict of interest but you can certainly use your acquired knowledge to inspect your own properties

Unless you’re looking to start an inspection business, I don’t see any issue with actually getting certification.
That said, if you’re interested, there’s lots and lots to learn to inspect your own homes. There are DIY forums and forums at NACHI that anyone can read (and maybe contribute to).
You’ll still need to bring in pros in certain cases, but you will know more and more what to look for when you’re doing your walks through.

Hi Steven,
If we are buying local it is rare that we will even get an inspection. I will give it a good look over and if I see any issues I want an opinion on I will bring in the experts, ie: foundation, hvac ext. check with your jurisdiction, in our state to maintain a license you have to maintain all the insurance requirements, seems like a waste of money to me.

@Steve StMartin if all you had to do is work from the main floor vertically.. but the second you have to crawl into the crawl space that's were I get lost..
I look at the plumbers out in the deep south and virtually everyone of them has missing flesh from brown recluse bites.. LOL too many spiders and creepy crawlers..
Like you Steve we have done enough of these that our walk throughs are pretty high level.
look at roof looks bad need new one... walk into kitchen that's bad new kitchen bathrooms need to be replaced.. paint flooring need new electrical that federal meter has to go..
But in all honesty I am about out of the rehab business we morphed into new construction about 6 years ago and I like that a whole lot better.. more predictable.. harder to get financed but once you have that your golden.. and of course in Oregon competitive as heck for lots.
Unless you want to buy lots in K falls my bank owns a few hundred there we can get a smoking deal on LOL

If you're going to start your own inspection business then yes get the proper certifications and such but if you're investing I wouldn't bother with it. you'll learn how to do the inspections your self over time or hire it out. Otherwise, you're paying for training, and annual certifications (of some sort) that aren't going to bring in much profit.
