One of the great things about wholesaling is that you don't need any money to start with, to either purchase properties or market. Yes, you can use direct marketing (mailing,) but if you have a low or no budget for marketing, you can call directly, text, knock on doors or leave door hangers or letters at the property.
I started wholesaling when I was a college student over 30 years ago and I definitely did not have money for marketing. I approached motivated for sale by owners, preforeclosures and owners in distress via phone.

My advice is learn to be more detail oriented, like actually reading the description of the forum you post in looking for advice, and see it's about maintenance and renovation.
