I'm going to do my best to give the BP community my short version. I'm not a short version kinda guy, but here goes my best. This will be a complete gut rehab. Just contracted a 2100 sq ft SFH right outside Charlotte, North Carolina in a smaller low income town called Statesville. I will be turning it into a separate metered duplex. So I have questions. Many I've figured out due to my own research, experience, networking & due diligences. But some are speculative... In an effort to be short yet sweet I'll only post 1 @ a time...
Question 1: I want my kitchen to be a draw. Yes it is a Duplex, yes it's in a blue collar, low income, yet growing area. But I believe in Kitchens, baths & open clean floor plans. With that said here's my question. I've been researching Kitchen appliance packages. How do you determine Electric VS Gas burner/stove for a rental? I found some appliance packages (dishwasher, fridge & freezer, microwave & 4 range stove w/ oven) that are about $1700 x 2 (Duplex) = $3400...
Is that reasonable? BUT HOW DO I DETERMINE GAS VS ELECTRIC??? Stainless steel vs black vs white, etc.

Well I can tell you that stainless still is going to be more appeasing to the tenant. Something about stainless steel that gets the tenants get all bubbly eyed over a stainless steel kitchens. Honestly at the end of the day it's up to you and what you determine looks best in the gut rehab. I personally am a very frugal person but when I see cheap white appliances I automatically think exactly that. It's cheap white and tacky. However your rental your choice.
Listening to some of the BP podcasts I have heard more than one investor recommend electric and NOT gas. There is always a chance of getting a tenant/family that will be irresponsible with the gas range, and possibly cause a fire. So you would have to weigh your desired risk factors.
