There should not be a average to reno a C class property. Paint, minor repairs and necessary maintenance only. The idea of investing in C/D class is to do minimum repairs only and by doing so provide a safe place to live. Renovating a C will not produce adequate returns to justify the effort. Make it safe and do a lipstick reno at most. Moving forward you only do necessary repairs and keep expenses to a bare minimum.
That is the business model for C/D investing. Collect the most rent at the lowest cost.
