This cost could vary quite a bit depending on the utility situation. Separating the utilities (mainly the sewer line), the conversion itself is fairly simple. However, the cost is very different in various regions. In bay area, I am paying about 25K for labor and about 10-15K for material for a 380 sf patio room conversion to a 1 bedroom, with raising the structure and installing a new 4" concrete pad underneath the existing patio structure.

Permit fee and other design cost would be extra.
