Purchase price: $400,000
Cash invested: $182,000
Purchase of fractional interest in a Delaware Statutory Trust property.
What made you interested in investing in this type of deal?
Desired a 1031 exchange into passive, turnkey, fractional real estate ownership.
How did you finance this deal?
Delaware Statutory Trust properties typically provide prearranged sponsor financing. No need for mortgage application or qualification.
What was the outcome?
In hold period.
Lessons learned? Challenges?
Delaware Statutory Trust investing is ideal for someone who wants to reduce active management burden and yet remain a real estate investor with the same economic benefits except on a fractional basis.
Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?
DST sponsors: Passco and Bluerock.

I too have invested with Passco on 4 different DST's. Still in hold period. I am being paid exactly what they outlined in the PPM. So far so good, I have never been more free.

Glad to hear it. I went from part-time investment property owner to DST investor to becoming a registered representative for Archer Investment Advisors. I now work exclusively with investment property owners who want to transfer into passive, turnkey real estate investing. A Delaware Statutory Trust property is 1031 eligible. Crowdfunding properties are not.

Thanks for info. I have been researching DSTs for 6 months now. Not many financial advisors are familiar with the instrument here in Indianapolis IN.
Question: Are there any folks on this list who have finished the hold period and had a positive/negative outcome re their original investment?

Each DST property offering statement must contain a section outlining the company's prior performance history for the past 10 years. This is the best place to study a particular sponsors track record.
