Single-family residence fix & flip investment.
Purchase price: $134,000
Cash invested: $14,000
Lived in this home for five years until recently deciding to house hack. It is currently rented and will be a flip within three years of moving. All has been rehabbed in the house except for kitchen and bathroom so far.
What made you interested in investing in this type of deal?
The concept of house hacking changed my perspective on living in a single family home. The new choices being made with this property seem to best case scenario with our current position.
How did you find this deal and how did you negotiate it?
Routine buy through an agency
How did you finance this deal?
USDA loan
How did you add value to the deal?
Did a lot of the work myself, going to hire a contractor for the kitchen and bathroom so those parts are brand new come flip time.
What was the outcome?
Don't know yet!
Lessons learned? Challenges?
Let others do the work, free up time. I will more this likey avoid SFH altogether in upcoming years, at least for rentals.
