Purchase price: $250,000
Cash invested: $50,000

6 unit rental

What made you interested in investing in this type of deal?

monthly cash flow, growth of your rental portfolio

How did you find this deal and how did you negotiate it?

private sale, sellers knew we were into rental properties and they approached us.

How did you finance this deal?

bank mortgage

How did you add value to the deal?

talked to seller who was willing to sell property 50K below appraisal. We then looked at monthly expenses and monthly rent.

What was the outcome?

purchased the property
