3/2 in Chandler, AZ. Was my first (and thus far only) owner financed deal. I paid a little more than market, put 20% down, and got a 5.75% interest rate. I eventually re-financed my whole portfolio, getting a 4.5% interest rate. Have been able to increase rents consistently, making this a good performer. Cash invested was $6k for floor tile throughout the house and $5k I spent last year on an air conditioner. Property Value is up about 70k, which doesn't hurt either. ;-)
