Northern CA 2 year buy and hold

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $185,000
Sale price: $250,000

Purchased 2 manufactured homes on acreage in Oregon House, CA for $185k. $10k or so minor repairs. Rented for $3100 per month for 2+ years. Market rents dropped to $2100 or so in 2017 when the marijuana ordinance changed locally, so I decided to put the property up for sale. Sold for $250k in May 2017. Still wonder if I should have held, and rented the properties separately, spent some money on sub-metering. Oh well, onwards and upwards.
