House was listed at $75,000. I was able to pick up the house at $69,900, with a new roof, paint, flooring, and bathroom.

What made you interested in investing in this type of deal?

This was my first rental property and I wanted a "turn key" house to get a tenant in and move on to the second.

How did you add value to the deal?

Having a new roof installed through the seller and $6k off the initial asking.

What was the outcome?

Cash Flow of almost $400/mo.
