Small multi-family (2-4 units) buy & hold investment.

Purchase price: $200,000
Cash invested: $220,000

Duplex in great shape just needed a little cleaning and a few repairs

What made you interested in investing in this type of deal?

Cash cow

great,  how did you find it.  I am looking for similar deal in same area or neat by.

please suggest how to find a cash cow 

@Mark Johnson Arden-Arcade area in Sacramento with close commute to downtown and large employers (Kaiser, Sutter & Mercy Hospitals). I focus on positive cash flow and high rental demand. They are out there still just take a bit more energy to find them.

@Ron Singh I found this property through a local realtor. Moved on it quickly and stayed patient as bank repo can take a a bit of time to close. Recommend the bigger pocket tools for evaluation of cash cow.  I'm also a CPA and use this experience to evaluate the financials of each investment.
