Purchase price: $1,275,000
Cash invested: $403,000

Friend and I formed a LLC earlier this year and this is our second property that we've bought in the Bay Area, CA

How did you find this deal and how did you negotiate it?

Found it through our agent and he negotiated it

How did you finance this deal?

Down + Loan

@Jaspreet Singh , You may want to consider separating the properties in the LLC with a Delaware State Trust if you are interested in reducing risk in the investment and franchise taxes paid to California, especially if you plan to add more deals in California in the future.  I assume the LLC is the operating company for the properties.
