I have other properties in the area that are cash-flowing and the numbers worked on this deal

Conventional financing with 25% down

How did you add value to the deal?

Nothing. However, the property appraised $2,000 above the purchase price

What was the outcome?

Purchased and the PM will place on the rental market soon
