Second SFR property in the ATL area. Only needed minor cosmetic updates $2-$5K that the PM was able to handle before rent ready Goal was to cash flow day one as well as decent appreciation over time.

What made you interested in investing in this type of deal?

Was new to investing, already had one SFR and the numbers made sense in an area I was confident in. Multiple exit strategies

How did you find this deal and how did you negotiate it?

Roofstock

How did you finance this deal?

Conventional 30yr loan

How did you add value to the deal?

Minor cosmetic updates to get rent ready

Lessons learned? Challenges?

Staying on my PM and getting those minor repairs done ASAP. We put in on the market right before Thanksgiving, first appreciated feel through so it ended up sitting until January vacant. Look at time of year.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Roofstock helps newbies along in the process of buying investment properties. Some deals are better then other on there, but they do guide the process and gives you comfort and some guarantees!
