Cash invested: $20,000

Single family. 3 bed 2 bath.

What made you interested in investing in this type of deal?

Bought as primary residence. House hacked for 3 years then moved out and rented it.

Remodeled the entire house.

What was the outcome?


Rents continue to increase in the 10+ years I’ve owned it. Started off by breaking even. Now I rent it for $1,625/ month

Mortgage is $1,025

I cash flow $525

I manage it myself from Denver! My tenants have been great and pay on time.

All the deals I've done after this I won't touch unless I'm cash flowing at minimum $500. Just not worth the investment if it doesn't cash flow. Although I'm not completely against it. Look at this one! The first 2 years I was only cash flowing $30. My mortgage payments have stayed the same but rent continues to increase. I love real estate!
