Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $130,500
Cash invested: $33,725

Side by side duplex, listing price $135,000, contract price $133,000, appraisal came back at $135,000. After inspection (which came back amazing besides a roof with about 5-7 years of working life left) we negotiated down to $130,500 with 2% seller concessions. Closing costs coming to $3,300 gets brought down to $1,100 with the seller concessions.
