Purchase price: $167,000
Cash invested: $20,000

New construction duplex built 2005

What made you interested in investing in this type of deal?

The builder is a friend

How did you find this deal and how did you negotiate it?

Purchased it cost plus

How did you finance this deal?

conventional with no PMI

Lessons learned? Challenges?

Buying new is a good way to avoid headaches early on with minimal maintenance issues

@Mark Tittle i take it you built/bought it in 2006 ?

How was the cashflow at the beginning and I would assume it has improved sincz then ?

I like the idea also to build new as it would decrease maintenance issues (and i hate fixing old krap) lol
