Help getting started

Hello BP I live in McDonough GA, I'm looking to get started investing into my very first property. How do I get started? My niche will be single family homes with the idea of scaling up to small multi family homes, my purchase price 70k to 100k . I did a refi on my primary residence. I'm waiting on everything to go through which I think will happen real soon, I've been reading books, listening to Podcast, webinar. Can anyone refer an investor friendly agent, a property manager, lenders etc... Until then I will keep educating myself.

Its awesome that your taking steps to get started! What I would do is get on you should be looking to do two things: analyze deals in your area, and try to determine which realtor is doing the most business in your area. I see you have a pro membership so get the reps on your calculators. The reason you want to find the realtor that does the most volume is that they will likely be the most experienced and have the most connections. Remember you first deal wont be your best deal but it will open the doors to let you grow. Best of luck!

Congratulations! My recommendation is that you start watching the BP videos on how to analyze a deal. You need to learn how to crunch the numbers and know what you're getting into. Once you know what a deal looks like, you need to figure out how to find them. Once you figure out how to find them, then you need to learn how to manage them (or find a qualified property manager to do it for you).

Check out the BP bookstore for some good books to get started.
