Can buy cash ($88k)
Little appreciation after renovation so just minor fixes
Less desirable town but nice area
Or
Single family home
Need a mortgage to buy (250k)
Will have to house hack (I pay ~500/mo)
Better appreciation after renovation (wood paneling for days and shag carpets, lol)
Desirable town that is currently gentrifying
