Investment property near Sherman Texas
Hello Guys,
I’m from Dallas, I have got some investment opportunities from builders around Sherman area, cost around low 300’s for houses between 1300-1600 sqft. I would need your thoughts, weather to perceive the opportunity.
How was the rental income looks like?
Is it good bet to invest with current market situation or hold for some more time?

I don't think things get cheaper in Sherman/Denison....except low rent is about $1350-$1500/month so those numbers don't work well.
I'd try to stay at about $200K or less.
New construction numbers almost never work right.
@Bruce Lynn Yes!! That’s my opinion as well. If you are familiar with the area. Can you help me finding any investment opportunities around that price range(200’s) in Sherman Area ?

Yes, of course. Happy to help you if I can. Sherman is on fire right now. New TI Chip plant under construction. I think that is $30Billion project over 10 years.
Global is working on $5Billion Wafer factory if Congress with get Chips Act passed.

we used to invest in sherman, and then the numbers were CF+ but the appreciation wasn't there. Things are changing and you want to look at a long term play here in my opinion. @Bruce Lynn has some good points to consider for new builds and rent ratio
