NJ absentee list criteria critique

Hi All,

Jumping into action and doing my first mailing soon in new jersey middlesex county. Here is my absentee owner list criteria based on what has been discussed numerous times in the forums here. I am putting it out there for any one investing in and out of nj if they have any feedback. I used listsource.com, and the list gave me 2,527 records with no duplicates. Thank you.

I'm in middlesex county mailing out to absentee owners as well. My criteria is slightly different but I think we're going to hit many of the same homes. Good luck!

Looks similar to what many people are successfully using now.

One thing to consider: an absentee owner in-state may be less motivated than an absentee owner out-of-state.

Make sense?

When I try to introduced Bedrooms restriction, the total results return to 0! I guess listsource does not have bedroom details of NJ houses. Anyone experienced this issue in nj or elsewhere? Thanks.

  • Since you can't grab BEDS add Sq 1100- 1800

@Michael Q. Why exclude 2 family houses and up?

Thanks a lot for your adjustments, I have incorporated all except "Include a Value not to exceed median and not lower than a multiplier of value times % of equity that you are comfortable buying" which I don't know how to do. Is that part of listsource feature? Looks a bit involved to me.
