FInding Good Deals IN Los Angeles market

Hello BP fam....

Anyone have any other marketing strategies as it pertains to finding Good Deals? I am finding it a bit tough to find good deals on a consistent basis. My last deal closed on 4/03/14 (Wholsesale deal). I have REAL buyers, but can not seem to pull in real deals, in LA market. The crazy part is I am getting bombarded with deals/leads from other places.
So again if anyone can render some solid advice as to how to get deals in Socal I really would appreciate it.

Just sent you a pm. The LA market is tough right now. You need to be networking with as many wholesalers and investor-friendly agents as you can. - that's the main way I've been able to come across deals for my clients.

I'd suggest filling out your profile and uploading a photo of yourself so we can learn more about you and your goals. It'll also help you build some credibility.

What are you trying to do @Jorvon Smith  ? You're looking for  deal to flip or wholesale?

I'm struggling in LA too. The market is nothing short of crazy right now. I submitted an offer on a property recently that had 60 other offers after one week of being on the market! Wholesalers send me deals every day but:

a) they underestimate the rehab cost

b) they're estimate ARV way way high usually based on a single comp. Crazy.

I started looking into Arizona market - Scottsdale and Phoenix. No that far to drive and rehab costs seem cheaper.

I totally understand where you are coming from, especially as it pertains to other wholesalers. I am in the same boat, and like you I am looking to other areas. As of now my main focus is wholesailing , however I have access to cash to fix and flip myself however the must make sense because my funding source will require half of the resale as they are providing all cash. I have buyers that will literally buy anything as long the numbers makes sense, but as you know we get flooded with all kinds of stuff that waste time because no one really knows how to properly assess a property.
