How to market to potential leads

We have recently finished and sold our first flip property.  We did pretty well and would like to reinvest into another property.  Our strategy will be to use direct mail and also start a Word Press site to generate leads.  It will be a "we buy houses" layout using conventional finacing for the deals.  At least until we can raise enough capital to pay cash or find a private lender.  My question is should I list it as we buy houses and pay cash because we are pre approved or should I leave out the we pay cash part of it?  Thanks in advance.

Just go with the "We Buy Houses" route this is what I suggest to clients who ask about getting their website setup. Just make sure that it includes all the top pages that cater to all people from the buyers, sellers, investors, realtors, brokers, wholesalers and birddogs. 

If you can cease a site like this with the right marketing behind it then you can dominate your local market. Getting the leads will be easy if you can educate those buyers and sellers.

I will definately be going with the "We Buy Houses" route. I also agree with catering to all people.  Thanks for the feedback.

@Matt Taschner  so could you pay cash if someone offered you a property for $100 or perhaps for $1,000. I'm not suggesting lying but without really knowing how much someone is going to offer to sell a property to you can you really say one way or the other?

I tell them I pay cash. I wholesale and my buyers pay cash or get hard money loans. What people really want to do is to know that you are not going to back out because the bank won't lend you the money.
