What To Say In Direct Mail To Out Of State AO?

The headline must be able to grab the attention of the property owner.  The AO could have inherited the property, maybe a 2nd home, or a landlord.  One headline that I came up with was..."Who Threw The Rock Through Your Front Window?".  I want to think outside the box and use humour to break down their walls.  Separation from those big corporations that use a caveman strategy...LOL.

I believe that the threat of vandalism on a property that someone owns yet has no way of keeping tabs on certainly qualifies under the umbrella of "what keeps your prospect up at night?" 

Combine that with the traditional avenues of distress (bad tenants, drugs, disease, divorce, death, dirty property, unemployment) and you could have a winner.  The only way to know is to test it out.
