Creative way to find distressed properties..

Good afternoon BP, I just finished "driving for dollars" in my own backyard, Kearny NJ. With the snow storm that happened this week I had an idea on how to find distressed properties. With two days after the snow majority of properties have had there sidewalks and stairs clean. Well driving around I was able to find many properties with the sidewalks still with ice and show. I was surprised by the amount of properties that weren't cleaned. Although some properties didn't look to be distressed but having the sidewalks not clean is a huge hazard and a red flag that the property may be distressed. Now I have a two full pages of properties and I need to get the homeowners name and mail them out a yellow letter. This would be my first time sending out yellow letters, I had wrote a letter and copied it and now I'm printing it on yellow legal pad paper. What are your thoughts on this and any additional guidance? Thank you kindly.
