Can anyone share with me their elevator pitch for a private money lender. I’m trying to get ideas of what to say in order to secure funding with a private money lender.

I think the best approach is simply to find a real deal and show them the numbers. Numbers don't lie.

Where/how will you find them? I have found a few through CL. Be careful about who you trust though, and beware advance fees, etc. If your lender wants points, that is fine as long as they are paid at closing. Application fees may or may no be required.
