Best way to calling prospects and asking to sell their property?

Hello BP,

I have found several homes driving for dollars and have searched on tax records for those owners. I also found their phone numbers on advancedbackgroundchecks.com and am looking to call them and ask if they are interested in selling their property. I am looking to flip these properties as they are either distressed properties or vacant looking homes. Not going to lie, I am super nervous about calling them without sounding like a creep.

So my question is, when you call homeowners asking them if they are interested in selling their properties, do you have an elevator speech? If so, can you give me an example of what you are saying without sounding like you just searched their whole life and sounding like a creep? 

What is it that you say to sound professional (as an investor) without them thinking you're just bluffing?

Have you found that most of the owners of these homes are other investors or homeowners themselves? I have been driving down in Murfreesboro and find it to be about 50/50. Also, are you paying for that service on advancedbackgroundchecks.com?

WE WERE CALLING IN REFERENCE TO YOUR VACANT PROPERTY AT (ADDRESS) AND WAS INQUIRING IF YOU HAD ANY INTEREST IN SELLING? SELLER: WE WANT TO SELL? OK GREAT CAN YOU TELL ME A LITTLE BIT ABOUT THE PROPERTY LIKE HOW MANY BEDROOMS, BATHS, ETC…

WITH 10 BEING EXCELLENT AND 1 BEING POOR WHAT WOULD YOU ESTIMATE THE CONDITION OF THE PROPERTY?

ARE YOU THE ONLY DECISION MAKER FOR THIS PROPERTY?

LET’S SAY WE AGREED ON A PRICE THAT WORKS FOR ME AND YOU WOULD TWO WEEKS BE TOO SOON TO SETTLE?

HOW MUCH DO YOU NEED FOR THE PROPERTY?

IF THEY SAY YOU TELL ME, WOULD 1.2 MILLION BE TOO MUCH?

LAST BUT NOT LEAST WHY DO YOU NEED TO GET RID OF THE PROPERTY?

DOES THAT SOUND LIKE SOMETHING YOU WOULD BE INTERESTED IN?

GREAT, I WILL HAVE ONE OF MY PARTNERS CALL YOU TO SCHEDULE THE APPOINTMENT.

DO YOU HAVE AN EMAIL ADDRESS? WHAT'S THE BEST CONTACT PHONE NUMBER TO REACH YOU ON?

@James Jones I have no idea if these people are investors as well, but I shall find out once I make the calls. Lol

On advancebackgroundchecks.com I am not paying any fee. I just put the last name and the city where they reside and it gives me all their info including relatives. Kind of creepy but interesting. As far as how correct the info is, I have no idea. 

When you're cross over into cold call territory, you're really talking about sales strategy. Life is a sale I suppose in all levels.

You need to get them to say YES. Train them. You can't just jump into DO YOU HAVE ANY INTEREST IN SELLING.

The way I do it is like this: 

"Hi, this is Lucas Machado (always introduce yourself - so they don't say WHO IS THIS)

I was hoping to speak to [owner name] (take a brief pause, so they will hopefully identify themselves - lots of miss-hits on telephone info)

Ok - I saw in the public record you owned XYZ property (hopefully another YES)

Ok great. The reason I'm calling is that I'm interested in purchasing property in the area. Would you be interesting in hearing a cash offer?"

You don't want to dive into asking about selling - it's a much easier ask to put a cash offer on the table.

Once you go through the script with them, you should be able to get a sense whether its a good lead/bad lead. Anything that needs repairs or has some motivating factor is a good lead IMO worth following up.

@Lucas Machado This actually sounds a lot smoother from everything else I've read on the forums. I will probably start out this way and introduce myself and go from there with the script. Thanks Lucas, very helpful!
