My direct mail campaign with a 20% response rate & 4 closed deals

I did a detailed write-up (with templates) about how I ran a highly targeted direct mail campaign to source off-market multi-family deals in Kansas City last year. I sent only about 80-90 letters, had a 20% response rate and closed on 4 buildings in total.

I definitely don't think it's a waste of time, as long as you take the time to personalize the letters and research the local prices so your offers look compelling.
